This page explains how we keep lifts safe in your building and what you need to know.

Lifts are essential for access and evacuation in high-rise buildings. Firefighter and evacuation lifts must work properly in an emergency. Regular checks and servicing keep everyone safe.

Legal requirements

Under the Fire Safety (England) Regulations 2022, we must:

  • Carry out monthly checks on all firefighter and evacuation lifts.
  • Report faults lasting more than 24 hours to the Fire & Rescue Service.
  • Record and share check results on notice boards or online.

We also comply with Lifting Operations and Lifting Equipment Regulations (LOLER). This means lifts are serviced and inspected regularly by qualified contractors under our supervision.

What we do

  • We carry out monthly compliance checks to meet legal requirements.
  • Contractors visit at least every two months to service communal lifting equipment.
  • We send you a letter if the lift is out of use during servicing and give advance notice.
  • An independent inspection is completed every six months by our insurers.
  • Checks include: buttons working, stopping at each floor, level alignment, doors opening properly, and safety devices functioning.
  • Any repairs needed after service or inspection are carried out promptly.
  • Contractors send completed paperwork to us, and we update the schedule.
  • If a lift is out of service for a long time, we'll discuss alternative arrangements with affected residents
  • We keep detailed records of all checks, servicing, and repairs and review performance regularly.

How to report a lift not working

If you notice a lift is not working or have concerns:

Expected response times

  • Urgent faults: attended within 24 hours.
  • Non-urgent repairs: completed within 7 days, unless specialist parts are required.

Safe use tips for residents

  • In the event of a fire, the lift will automatically go to the ground floor and will not be usable. Do not use lifts in an emergency.
  • Do not overload the lift-check the weight limit sign inside.
  • Stand clear of the doors when opening and shutting.
  • Do not hold or push the doors.
  • Never try to open the doors when the lift is moving.
  • Children should be supervised when using lifts.

Emergency arrangements

If a lift is out of service for an extended period:

  • We will provide advance notice and updates.
  • We'll work with affected residents to agree alternative access arrangements.
