Looking for a property

Do's and Don'ts

  • Do - Look for a property in the area where you want to live, but try not to limit yourself to one small geographical area.
  • Do - Choose a property that is the right size for your household, ask the Housing Options team for advice if you are unsure.
  • Do - Make sure the property is affordable - if you need to claim housing benefit, check the current Local Housing Allowance rates as these are subject to change on a regular basis.
  • Don't - Part with any cash, at any stage, until advised to do so by the Housing Options team.
  • Don't - Move into a property that has not been inspected by our Private Sector Housing Unit

Where to Look

Local newspapers usually have a property section that advertises properties to let.

Estate agents have all types of properties but be aware that most charge an administration fee, and may ask for references and in some cases, a guarantor. The Housing Options team can advise you which agents accept Kirklees Council's Bond Guarantee.

Newsagents and other shop windows often feature notice boards, which carry properties advertised by private landlords.

'Word of mouth' is often a good source of finding accommodation. Ask friends, family members, or work colleagues if they know of any landlords who have properties to let.

The internet has property sites that feature properties from various different estate agents and landlords. This can save you a lot of time as it potentially enables you to identify several suitable properties at the click of a mouse. If you do not have access to the internet at home you may be able to access it through your local library. The Housing Options team can advise you further regarding searching for properties the internet.

Making an appointment to view

Give your details, ask for the landlord's name, and explain where you saw the property advertised.

Ask how much the rent is and if this includes utility costs, council tax etc. Is the property furnished or unfurnished?

Ask when the property will be available and how long for.

Make an appointment and ask for details of how to get to the property.

At the interview

Arrive on time and present yourself well. If possible, take someone with you.

Be polite but assertive - be clear about what you want and don't be afraid to ask questions if there is something you do not understand.

Confirm what you initially discussed, or saw in the advert, regarding length of tenancy, rent levels etc. If you feel the property is unaffordable or too expensive, don't be afraid to negotiate.

Check that the landlord will accept our bond guarantee (unless you are providing your own deposit) and if he requires any money in advance. Do not hand over any cash advance at this stage.

Be prepared to answer the landlord's questions - e.g. where was your last accommodation? Why did you leave it? Can you get a reference? Do you claim benefits, etc.

Check the area for amenities that are important to you e.g. shops, schools, public transport, parking facilities etc.

Signing up for the tenancy

Make sure you and your landlord both sign a valid tenancy agreement (the Housing Options team can advise you about this if you are unsure) and that you are given a copy of this.

Complete an inventory with the landlord that details all furniture, fixtures and fittings within the property and their condition, and the general condition of the property (paintwork etc.). Again, this should be signed by both you and your landlord, and a copy kept by you for future reference.

If the landlord requires the Council's Bond Guarantee, complete the relevant paperwork with the landlord, and return this to the Housing Options team immediately.

If you are on benefits or a low income, make sure that you submit your claim for housing benefit, along with relevant documentary evidence, straight away to avoid any loss of benefit.
