How many types of search are there?
The Local Land search is in two parts

There are two standard forms for an official search. LLC1 and CON29. Either you or your solicitor will fill in these forms which can be obtained from a legal stationer

A Full Search is the search we recommend for all property purchases and consists of the LLC1 and the CON29 as detailed below

LLC1 - Requisition for search and Official Certificate of Search
This is an official request that you or your Solicitor/Conveyancer can submit to the authority to obtain information listed in the Local Land Charges Register on the property. E.g. financial charges which could arise from tree preservation orders, conservation orders, planning applications which have been approved with conditions as from 1st August 1977.

CON29(R) Required Enquiries of the Local Authority (2007 Edition)
Enquiries 1 - 3 deal with enquiries relating to:

(Q1) Planning Service and Building Control
(Q2) Highways
(Q3) Planning Service, Highways, Building Control, Environmental Health and Private Sector Housing

CON29(O) Optional Enquiries of the Local Authority (2007 Edition)
Enquiries 4 - 22 deal with additional enquiries relating to:

(Q4) Road Proposals by Private Bodies
(Q5) Public Paths or Byways
(Q6) Advertisements
(Q7) Completion Notices
(Q8) Parks and Countryside
(Q9) Gas Pipelines
(Q10) Houses in Multiple Occupation
(Q11) Noise Abatement
(Q12) Urban Development Areas
(Q13) Enterprise Zones
(Q14) Inner Urban Improvement Areas
(Q15) Simplified Planning zones
(Q16) Land Maintenance Notices
(Q17) Mineral consultation Areas
(Q18) Hazardous Substance Consents
(Q19) Environmental and Pollution Notices
(Q20) Food Safety Notices
(Q21) Hedgerow Notices
(Q22) Registered Common Land and Town or Village Green

Note also that Q22 is a recent addition to the Optional Enquiries and relates to common Land and Town or Village Greens. (See also Common land searches)

Search Response Times
We aim to return all search responses within 7 working days, but this is dependant on search volumes therefore if you have an urgent search we suggest that you mark the search as urgent, alternatively telephone Local Land Charges and we will try to help customers with completion deadlines.
