Can I submit one search application for more than one property?

The Additional Parcel



You need to submit a separate search request for each parcel of land or property. If two or more parcels of land share a common boundary or are separated only by a road, railway, river, stream or canal, you can include all the property addresses in one transaction. We then calculate the fee as a standard search fee for the first property and a reduced fee, called the additional parcel fee, for the second property, and so on (see fees table).

What is an additional Parcel?

An additional parcel is land, a building or part of a building that is:
  • separately occupied or separately rated; or
  • in separate ownership;
    to the property of the main search.
An additional parcel can include for example;
  • Two or more adjacent properties e.g., No's 22 and 24 Any Street
  • Two or more properties being one opposite each other in a street separated only by a road eg., No's 3 and 4 Any Street
  • Two properties separated only by a railway, river or stream
However it does not include
  • Two properties or more which are separated by another building or a piece of land.
As defining an additional parcel is complex, for confirmation please contact your Local Land Charges Office prior to submitting your search. In some cases you may be asked to fax us a plan.

*For the purpose of this definition, an owner is the person that (in their own right or as trustee) is entitled to receive the rent if the property is let.
